    Argentine investment in Miami real estate will continue to rise in the long term

    Sergio Mannarino, vice president of sales for OneWorld Properties, traveled to his hometown of Buenos Aires in late August to promote PARAMOUNT Miami Worldcenter at the Expo Real Estate Argentina 2017.

    “The Argentine buyer has a sophisticated profile and is generally very well informed before making a decision. Additionally, there’s a great emotional connection between the Argentines and Miami/South Florida,” he says.

    Argentines have historically been one of the biggest investors in the region and he believes they will continue to be.

    They buy as end users and also aim to diversify their investments and preserve and increase their value. The end user has generally been focused on the beach but lately more and more are looking for urban options (but with easy access to the beach) in Downtown and Brickell especially with the development of important projects such as Miami Worldcenter (the second largest mixed-use project in the United States) and Brickell City Centre. The pure investor is more open and looks for areas in accordance with his/her investment objectives. This covers areas from Homestead to Orlando, including established areas like Downtown and Brickell.

    The largest concentration of new buildings has been in Brickell where practically all construction has finished and there are virtually no new projects. The rental market has stayed relatively strong. The resale market is slower, mainly because of the strength of the dollar and the economic situations in countries that are natural buyers in Miami. An important point that will help reverse this trend is the increasing participation of North American buyers due to the growing ease in obtaining mortgages.

    The Downtown Miami PARAMOUNT residential tower will offer the most amenities in the world, with units of two to five bedrooms and prices that start at $676,000.

    Sergio states: “A real estate investment is a long-term investment–and despite the ups and downs of the market–in the long term, participation of the Argentines will continue to rise.”

    Sergio Mannarino, vice presidente de ventas de OneWorld Properties, viajó a su ciudad natal Buenos Aires a fines de agosto para promover PARAMOUNT Miami Worldcenter en el Expo Real Estate Argentina 2017.

    Históricamente los argentinos han estado dentro los países que más invierten en bienes raíces en la región y él cree que lo van a seguir estando.

    El argentino compra con fines de uso y también con el propósito de diversificar su inversiones y buscar preservar y aumentar el valor de las mismas. El usuario final generalmente se concentraba en la zona de la playa pero últimamente vemos como más y más buscan opciones citadinas (pero de fácil acceso a las playas) en Downtown y Brickell sobre todo con el desarrollo de productos tan importantes como Miami Worldcenter (el segundo proyecto de uso mixto más grande de los Estados Unidos) y Brickell City Centre. El inversionista puro está mas abierto y busca zonas de acuerdos a sus objetivos de inversión. Esto cubre zonas desde Homestead hasta Orlando, pasando por zonas ya establecidas como Downtown y Brickell.

    La mayor concentración de nuevos edificios se dio en la zona de Brickell donde hoy prácticamente todos estos edificios se han terminado y prácticamente no hay proyectos nuevos. El mercado de alquiler se ha mantenido relativamente fuerte. El mercado de reventa está más lento, principalmente por la fortaleza del dólar y las situaciones económicas que viven países que son compradores naturales de Miami. Un dato importante que ayudará a revertir esta tendencia es la mayor participación de compradores norteamericanos debido a las crecientes facilidades para obtener créditos hipotecarios.

    La torre residencial PARAMOUNT en Downtown Miami ofrecerá la mayor cantidad de amenidades en el mundo, con unidades de dos a cinco ambientes y con precios que arrancan en $676.000.

    Sergio afirma: “La inversión en bienes raices es una inversión de largo plazo, y–-a pesar de los vaivenes normales del mercado-–en el largo plazo la participación de los argentinos seguirá en ascenso.”
